Whenever an old friend or a relative meets me, he requests for a tip on investment opportunities in Pune real estate market. Except my cousin Sunil. Sunil has never asked me. We never talked about properties or property prices in Pune!

True, since I have started blogging on Pune real estate market, Sunil hasn't purchased or invested in a property. So what? People love to talk about property. As much as people love to talk about cricket. Even those who don't play cricket or invest in property love to talk about it. Particularly when you meet an expert!

If Sunil had just showed curiosity about my Ravi Karandeekar's Pune Real Estate Market News Blog and my 3 minutes free advise on 919860044110, I would have felt good. I would have been sure that Sunil recognizes my authority and expertise.

When Sunil's nonrecognition became unbearable, I decided to take initiative. One day, I started talking about some newly launched projects in Pune. And you know what? Sunil showed interest!

"Glad to know that you are interested in investing in real estate!," I said. Yes, I avoided to say - How desperate I was for your recognition, Sunil!

"No! I am not interested in investing in property. I am interested in investing myself. Is there any better investment option than me?," said Sunil.

"Certainly not! You are the best, Sunil!," I said. Yes, I avoided to say - When will you accept that I am also as good as you are? Sunil, when will you accept that achieving a status of an authority on Pune real estate - is a big achievement!

"Now, I want to upgrade my lifestyle. I want to buy a better home for me," said Sunil.

"Done! How many BHKs? What is your budget? Any preferred location?," desperate to demonstrate my expertise, I asked.

"Come on! Again you are talking about property! You can do better than this. Mr. Ravi Karandeekar, help me to upgrade my lifestyle - help me to upgrade my home - don't talk like 'property adviser' - think like 'the lifestyle up-gradation expert' - I am a selfish man. I want to upgrade me! I have a one point program - 'Be Selfish - Keep on Upgrading Yourself'!," said Sunil.

Welcome to the Age of the Upgrade!

Tired of answering typical questions about development prospects of some fringe village - like Sus & Wagholi and potential of appreciation of new investment destinations around Pune city - like Pirangut and Shirwal, I liked Sunil's idea of thinking like 'the lifestyle up-gradation expert'!

'Be Selfish - Keep on Upgrading Yourself' was quite an interesting principal than pseudo-rational ideas about investing in a third grade property - at some inconvenient & un-urbanized location - by some newbie builder!

"What do you mean by 'Keep on Upgrading Yourself'?," I asked.

"This is an age of 'Upgrade'! Every product we use is upgraded - regularly & consistently. Your mobile phone, laptop, car, fridge & even skin cream & washing powder. Intention is to remain competitive & more useful. Same with the people. If you don't upgrade yourself - you can become useless to your employer - and may lose your job. So, to keep on earning bread - I keep on learning - keep on improving my skills - keep on shaping my personality - keep on investing in myself - keep on upgrading me," said Sunil.

"To upgrade my relations with my wife and children - I have a counsellor. I follow my dietitian's advice to upgrade my health. Because - I believe in upgrades - because - from hour to hour we ripe and ripe, - and, then from hour to hour we rot and rot - Point is - be my lifestyle up-gradation expert - help me upgrade my home!," said Sunil.

Sunil's appeal touched me. It proved that Sunil considers me more than an authority on Pune real estate. Sunil trusts that I can provide a solution which will help him to fulfill his life goals.

As a real estate salesman, I had mastered the skill of matching the property with the property buyer's general day to day needs - expectations. But, I had never considered the unspoken desires of the property buyers. Not even while blogging about properties in Pune!

I took it as a challenge and had a frank discussion with Sunil. As I started understanding him, I realized that I need to have a close look at my favorite projects from Sunil's view point. I have to reconsider which project has the potential to upgrade Sunil's lifestyle. In this exercise, I knew that, the architect of the project would be a great help. And you know what? I found the right architect & project!

Swapping Inadequate Properties:

I started to have a look at my favorite projects from Sunil's view point. From 'up-gradation of lifestyle' point of view.

Since most of the medium budget projects in Pune are planned for first time home buyers - mainly IT professionals - working in Hinjewadi or Kharadi, they bank on distance - connectivity.

Those are in an affordable category, talk about property price & investment potential.

Whereas, the premium projects - which are for high income - high net-worth - buyers & investors - focus on size of apartment and high end specifications.

So, my job of finding a project which can be considered as upgrade for someone who already owns a home - was quite easy as well as very difficult.

When I started talking with the property buyers - I realized that most of the time - these property buyers have gone for their 'next' flat because - the 'next' flat had something - which their 'current' flat didn't have. Say an extra room or an amenity - like swimming pool.

It means that, 'inadequacy' of their 'current' flat was the main reason behind buying the 'next' flat.

These 'next' flats were generally located in an extension of their current neighborhood. Sad thing was - though these 'next' flats were fulfilling what their 'current' flats were lacking - most of these property buyers were unhappy!

These property buyers were unhappy because they were sure that - when they would shift in these 'next' flats - their life would become somewhat difficult. Because, compared to their 'current' neighborhood, the location of their 'next' flat had low quality infrastructure.

It means that, in the 'next' flat - their quality of life was going to go down. It means that - mostly the 'next' flat was not really an upgrade - it didn't really upgrade their lifestyle.

What they had achieved is - they have just swapped old 'inadequacy' with new 'inadequacy'. No upgrade at all. Only exchanging 'current' inadequate property for 'next' inadequate property!

Yes, I agree with you, if I had named the 'inadequate' properties it would have been easy to understand. But, I have purposely avoided to name them. Because, if I tell you the names of the locations - for example, assume that 'current' flat is a 2 BHK Flat in Kothrud and a 'next' flat is a 3 BHK Flat in Bavdhan Budruk - you will immediately agree with me. Right?

Why the 'next' flat failed to become upgrade? I asked myself.

You know what I found? Because, the project was not planned as an 'upgrade'!

This realization made me focus on the planning. On the concept of the project.

A Home for Non Resident Indians - NRIs:

As I went on considering the concepts of the recently launched or under construction projects in the budget range of 1 to 2 crores, I became more and more unhappy. Most of the projects did not have any 'concept'. At times their planning was defective or seriously compromised.

Of course, there were a few exceptions like Nandan Prospera at Baner. When I told Sunil about it, he said that I was on the right track! I thanked one of my readers who had gone for Nandan Prospera by selling his old flat in Amit Ved Vihar at Chandani Chowk on Paud Road at Kothrud!

Now my parameters were defined. So, I had a look at some of the concepts I have invented. Yes, sometimes, while suggesting a property to my readers - I have to invent a concept. My invented concept helps me to tell my readers why I recommend certain projects. Of course, though the concept is invented by me - it is always based on logic and ground truths.

For example, when I visited the 4 BHK sample flat of Metro Jazz on the eve of launch, I not only told my NRI readers that this is a right property for them but I insisted that they should book this 2 crore 4 BHK Apartment today - as their future home - their safety nest - in Pune! This was not builder's or architect's concept but my own invented concept!

But Metro Jazz (www.metrojazz.in) - located opposite VITS Hotel on the junction of Baner Road & Mumbai Bangalore Highway - doesn't have only 4 BHK Apartments!

In 12 story 4 buildings of 6 acre Metro Jazz, there are 3 BHK Apartments with Servant Room, 3 BHK Apartments and 2 BHKs too!

If 4 BHK Apartments are for NRIs then other types of Apartments are for whom? I asked myself. I have to review the complete project to find the answer, I told myself.

When I started studying the project - one surprise popped up. The project was designed by Architect Vikas Achalkar (www.achalkar-tatooskar.com), one of the leading architects in Pune!

To review Metro Jazz. I want to know your thoughts - concept, I announced as soon as I entered Architect Vikas Achalkar's office.

"Go ahead and shoot," said Architect Achalkar.

"Considering the location - why didn't you focus on first time home buyers working in Hinjewadi? If you had designed 2 BHK Flat of 650 carpet area in the price range of Rs. 70 -75 Lakhs and 3 BHK Flats of 950 - 1000 carpet area for say 90 Lakhs - like your other projects - you would have got instant bookings!," I asked.

"A typical builder does one project in 3 years - but I design 300 projects in one year. So, I am in a better position to decide for whom the project should be designed," said Architect Achalkar.

"What about a blogger like me? Why I am finding it difficult to understand the concept behind Metro Jazz?," I asked.

"Because you analyze what is designed - you are not involved in designing the concept!," said Architect Achalkar.

"True! But I am in touch with the property buyers - I know the current market trends. Don't I?," I said.

"Yes! You know the market. But you don't know how to create the market. Only I can identify the niche and create a market out of that niche!," said Architect Achalkar.

"How do you do that?," I asked.

"By observation - by research - it's an ongoing exercise - understanding the needs & demands of the property buyers. You know what? First, I have to sell my concept to the builder! Buyer's investment is in couple of crores - whereas, builder's investment is in hundreds of crores. Just imagine - how challenging it would be to sell my concept to the builder!," said Architect Achalkar.

"How do you do that? How do you sell your concept to the builder?," I asked.

"By analyzing the strengths & weaknesses of the builder, I have to develop a concept which will not only fulfill the buyer's need but which will be constructed as planned and which fits in the current development rules and regulations - I don't have a free hand here! I am bound by commercial - humanitarian - social - as well as development rules! Expecting an ideal is easy - but designing the ideal in these constraints is a huge challenge," said Architect Achalkar.

"What was the challenge in Metro Jazz?," I asked.

"Capacity of the builder - was not a challenge. Size & shape of the plot - was not a challenge. Identifying niche - was a challenge! Mainly because of the location - as you said - the location - opposite VITS Hotel in Balewadi Stadium - was ideal for multiple buyer segments," said Architect Achalkar.

"You should have called me! I would have given two options. 1) For the first time home buyers in Hinjewadi. 2) Premium 3000 sq.ft.flats for the rich. Both concepts would have been hot selling!," I said.

"Creativity is in going beyond obvious! Any architect would have accepted your options. But I would have refused. You know why? Because, I am committed to the success of the project. And my commitment to the success of the project - told me that - why should a builder - who is in the business for last 10 - 15 years - has his past projects - his own customer base - in Baner Balewadi - go hunting for new property buyers - like a newbie builder?," said Architect Achalkar.

"Then what should the established builder do?," I asked.

"The builder should focus on his old customer base - in Baner Balewadi - and develop a new project for them - Metro Jazz - on the border of Baner & Mhalunge - at the junction of Baner Road & Mumbai Bangalore Highway!," said Architect Achalkar.

"New flat at the corner - for the old residents of Baner Balewadi?," I asked.

"Yes! Add to it the orientation of the buildings and the floor plan. In a building there are only 2 units of 4 BHK Apartments on one floor. The orientation of a building is East - West. While designing Metro Jazz, Architect Achalkar had to consider that the upwardly mobile home buyer in Pune who wants to upgrade his home, will have more than one car. So, he has designed 2 level parking and seen that parking space would not be a constraint for someone who owns 2 or even 3 cars!

A 4 BHK Apartment in Metro Jazz comes with some extra specification but otherwise all specifications are high end.

For example, 2 BHK & 3 BHK with / without Servant Room will have 800 x 800 vitrified flooring whereas a 4 BHK will have 'large' size vitrified flooring. There will be laminated wooden flooring in all master bedroom in all types of units.

Modular kitchen, Chimney & Hob and full height dado will be provided in all kitchens. But the shape of the kitchen platform would be different. The kitchen in a 4 BHK will have C shape, whereas 2 & 3 BHK will have L shape.

Home automation would be provided in all types of Apartments.

A 4 BHK will have split ac in the master bedroom and it will have 100 per cent power back up. Whereas 3 & 2 BHK will have provision for inverter.

All toilets in all types of Apartments will have high end CP - Sanitary fittings and full height wall tiles. The master toilets will have counter top wash basin, glass partition, single diverter mixer and concealed cistern. But a master bedroom of a 4 BHK Apartment will have a Bath Tub too.

The list of specifications is long. Better visit the sample flat of Metro Jazz. It's awesome.

Metro Jazz has every amenity you would like to have. Club house, multipurpose hall, swimming pool - play pool, amphitheater - facilities of playing outdoor & indoor games - children's play area etc.

Including practical facilities like Piped Gas and car wash area.

It means that at Metro Jazz, amongst all whom you can gel with, your community living would be quite good!

6) Better Infrastructural Services & Safety:

First time home buyer is less aware about the importance of infrastructural services. Like a first time father is less aware about pregnancy pangs.

But an architect knows that designing services are as challenging as designing a premium property. Particularly when he is designing a premium project which has 160 + units of luxury apartments. That too for someone who is looking for upgrade!

"Some may go for upgrade - only because their current homes in Baner Balewadi don't have good infrastructural services!," said Architect Achalkar and added that the services was the most neglected part a few years ago.

While planning Metro Jazz, Architect Achalkar has taken extra efforts. If you look at the list - vermi-culture, rainwater harvesting, water recycling plant, solar power for the street lights & water heating, sewage treatment plant, fire fighting systems etc - you may not get an idea about his efforts. Or a sales executive can not talk about these services as he can talk about amenities. So, it became his sole responsibility to see that all services in Metro Jazz operate well and last long.

7) Contemporary Elevation:

Elevation of Metro Jazz is minimalist. It's natural reflection of the planning and specifications in an apartment.

For example, Juliet Balcony has added romance to the master bedroom as well as glamorous look to Metro Jazz.

SS & glass railings of the terraces had given better view to the home owners as well as added sleekness to Metro Jazz.

Evening Walk at Windmill Village Bavdhan:

After visiting the site of Marvel Selva Ridge Estate, I crossed Paud Road & took a walk at Deshpande Builders' Windmill Village in Bavdhan Budruk, Pune 411021.

It was a pleasant rainy evening. Security at Windmill Village was good. Cement concrete roads were in good condition. A couple of bungalows were occupied. A few more were under construction.

I enjoyed every bungalow owner more than his bungalow. Watching & listening to the bungalow owner supervising construction of his dream home was the most pleasurable experience. Everyone looked so satisfied with his creation.

I never realized when I started humming K. L. Sigal's "Ek Bangala Bane Nyara...rahe Kumba Jis Mein Saara.....sone Ka Bangala Chandan Ka Jangalaa...vishvakarma Ke Dware...ati Sundar Pyara Pyara....ek Bangala...

Eager to enjoy the same satisfaction, I even visited the sales office of Windmill Village and said, "I want to purchase a bungalow plot! Is there any available?"

"Yes! The last 2 plots!!," pointing at the layout plan of Windmill Village, the gentleman said.

When I asked about the prices of the plots, he connected me to Mr. Ajit Katti (99210 00678 / 020 2553 0030 / 40 / 50), the sales manager of Windmill Village.

"Oh! 1.5 & 1.8 Crore!! It means that my bungalow at Windmill Village would not only be of my taste but will also cost less than the - ready to eat - packaged food - of Marvel Selva Ridge Estate Villa !," I said.

I had crossed the slum-like neighborhood to visit Liviaon at Kharadi Pune (www.liviano.in). I was asking the security guard - how much more would i have to walk to reach the site office. Suddenly, a car stopped near us. My friends, who were coming from Liviano's site office, asked me - whether i would like to visit Aura City at Shikrapur with them. Which was launched the same day.

You can visit Liviano while coming back - anyways, Liviano doesn't have a sample flat - you know all about properties & prices at Liviano - my friends tried their best to convince me and i accepted their invitation.

Unexpectedly, while coming back from Shikrapur, i became unwell and had to rush home - without visiting the site of Liviano Kharadi.

Next day, when my doctor told me to rest for a few days, i called the marketing in-charge of Liviano to find out the response.

He told me that the launch ad has done it's job - only those who had 'high' budget visited the site of Liviano. Most of the visitors were interested in 3 BHK Flats in Liviano - which was quite unexpected for him.

You know, the marketing in-charge of Liviano said, everyone takes time to decide to buy a high value property - when i asked about number of booking.

Yes, of course - i completely and instantly agreed with the marketing in-charge of Liviano Kharadi - because, i knew that the wise property buyers were going to wait till the entire project with all amenities is ready for possession with an occupation certificate from PMC and the 'proposed road' is operational!

I liked the master-bedroom in a 3 BHK Flat in "24K Allura Residences". Besides the bedroom size - 11 feet x 15 feet - for me 11 feet x 8 feet Master Bath means a lot. You know what? Master-bedroom in a 4 BHK Flat doesn't have such a spacious bath!

However, a 4 BHK Flat in "24K Allura Residences" comes with a servant's room. Assuming that the servant is a cook, kitchen is little smaller, 10 feet 6 inches x 8 feet 6 inches and length of a kitchen platform is so less.

Of course, I haven't seen the floor plans. I have seen only the typical plan of a 3 BHK & 4 BHK Flat, which i am sharing here with you. Looking at the sizes of the terraces, i feel that these terraces, sit-outs and corner glass windows are as useful for you as much as for the builder! Designed to enjoy the view, as well as for increasing the saleable areas, means, builder's profit.

At Hills & Dales, I visited the sample flat of "24K Allura Residences". The sample flat gave me a good idea about the classic premium property Kolte-Patil Developers is planning to offer.

Squarish shape of a sample flat created warm homely feeling in my mind. Good sizes of living and dinning helped me to relax and unwind for a moment. Specifications - like Italian marble in the living & dining, wooden flooring in the master bedroom, glass enclosure in the Master Bedroom, Modular Kitchen with Hob & Chimmney, split a/c in all bedrooms, home automation system and DG Back-up - promised me quality of life and comfortable living in "24K Allura Residences".

When Ravi, who was continuously talking about the specifications and amenities, told me that the construction of "24K Allura Residences" has already began, i stopped admiring the sample flat and said, "Wonderful! Let us go and have a look!" For me, beginning of construction means that "24K Allura Residences" may have received all essential sanctions and approvals. It means that "24K Allura Residences" is not just a builders' day dream but a real estate offer!

When we came out of the office in the M Building, rains have stopped. The residents of the 3rd phase of Hills & Dales were busy in arranging community dinner in the club house. Pointing at the entrance of the 3rd phase and club house, Ravi told me that "24K Allura Residences" have a separate lavish club house with swimming pool, squash court and all!

I took the photographs of the plinths of "24K Allura Residences" and took Ravi's leave. I decided to go to Hadapsar, from where i can get a bus to Kothrud Depot. While waiting for the bus, i tried to replay my visit to "24K Allura Residences". I had walked NIBM Undri Road, from Jyoti Restaurant to Kolte-Patil's Hills & Dales, Undri. For me, NIBM is Urban Paradise and 'Patal Lok' is rural Undri. I call it "Ugly Undri".

However, when i saw the entrance gate of Kolte-Patil's Hills & Dales, i thought, it was some sort of a mirage in Ugly Undri. Couples taking evening walk and children playing in the gardens was only hallucination.

No! It was all real!! You just forget about the outside world when you are in Kolte-Patil's Hills & Dales. I think that's the most important reason to go for "24K Allura Residences Undri"!

Aarohi at Sus: Tirth Developers' Eco-Friendly Township for IT Professionals Welfare Association Pune ( ITPWAP )

An attempt to collect information about the housing project started by Information Technology Professionals working in Hinjewadi, Pune!:

Path Breaking Ceremony:

On 20th April' 2008, IT Professionals Welfare Association Pune (ITPWAP) performed the symbolic ground breaking ceremony of their first group housing project called "IHP Sus" .

In an email informing about this "historic event" to all members Vinod Kamble, leader of the group, said:

For many of us we are consciously aware about the monetary value the project is going to add to our lives.

And many of us are sub-consciously aware that other than the monetary value the project has revolutionize the concept of IT Professional synergy.

For those of us in the core group its not sub-consciously but consciously the awareness is there.

The effort and energy shown by our volunteers, our core group members, (Mahavir, Birendra, Sumit, Parimal, Suresh, Priyank, Ankit, Aditya, Suraj) is commendable.

Certainly, the ground breaking ceremony was, indeed, a path breaking historic event in Pune real estate market!

Path Not Taken:

Sumit, a member of 3 failed initiative and now, core member of ITPWAP, has given inspiring details in his post, dated 08-19-2009, on Indian Real Estate Forum. He says:

Well in case of Aarohi the effort was started in Jan 2007.

It took us about 6 months to gather members and shortlist the builder.

After that we spent 3 months in getting the architectural drawings into decent shape and taking bookings for 166 specific units from members.

At this point we collected cheques of 15% payment to show commitment from members but did not hand them over to the builder.

After that the process of land accusation was initiated by the builder and getting the plans sanctioned. This was achieved in Dec 2008.

We began the construction in Jan 2009. During this time we lost about 25 bookings.

The progress has been steady and currently the third slab is being poured.

Aarohi at Sus: in the 1st week of September 2009:

Patience is the Essence of Success:

In his posts on Indian Real Estate Forum, Sumit has shared valuable insights about Aarohi. He says, "We had to be patient for 2 years to see the first brick being laid." In these 2 years, he learned that:

1. Budget for time for land acquisition and verification. Don't try to cut corners in this area.

2. Budget for plan sanction delays. This alone can take up to 2-3 months. might be more.

3. It pays to invest time in detailing out architectural drawings. We went threw more than 30 iterations.

4. Getting the project sanctioned from a Bank is another time consuming thing. It took us 5 months to get Aarohi sanctioned by SBI and HDFC. This process starts after the project is sanctioned. So you need to make budget for payments to builder during this time.

5. One more thing I learn from Aarohi: All the "Luxury Amenities" Don't cost more than 300-400 Rs/sq ft for which the builders charge up to a 1000 Rs/sq.ft.

6. The salable area calculation. This is a big fraud. If we calculate the way builders in Pune calculate the salable Area the Rate the initial buyers paid in Aarohi is not 1900/sqft. It is 1650/sq.ft.

7. You can get much better quality and specs at a very reasonable rate (about 30-50% cheaper). But there are drawbacks in terms of time taken for completion (Double) and managing the whole group (I saw 3 failures before a success). Even in Aarohi we expect the construction to take anywhere between 21 to 24 months though we had planned for standard 18 months.

8. This model also has a advantage of quality control by the buyers. To give you a idea till date we have conducted more than 8 core tests, 10 ultrasonic tests. A normal commercial building also does not have such a tight quality control. You can say that members are spending about 1Cr (2% of project cost) just to ensure quality.

9. The problems we are facing is the constant monitoring of the progress, participation by the members, handling occasional payment delays by the members. Delay in contribution towards quality expenses by the members, etc.

10. Sus: the location: pros and cons:

Cons:
1. Remoteness
2. Outside PMC

Pros:

1. Is surrounded by hills from 3 sides so will be a bit removed from disturbance of a highway.
2. Near Lavale gaon where the Symboisis knowledge park is coming up
3. Half a km from Vidya Valley school

11. About Tirth Developers: the builder:
The assurance about completion stems from the fact that the builder own 185 Acres of land in Sus gaon and plans to develop a township there. Being a first time builder he need this project to showcase and sell his township. Also the financial soundness of the builder is assured by the fact that he is not leveraged and has not picked up any loans till date.

Aarohi at Sus: according to Tirth Developers:

Recently, Prashant Gaikwad, very senior real estate professional joined Tirth Developers as Vice President, Marketing & Business Development. Though comments were irrelevant, i did not reject because i saw the effort was to give information about some good real estate project.

Since the launch ad was very attractive, while writing that blog, i thought that i should give some idea about the required budget for a 3 bhk flat in Nandan Prospera.

However, when i visited the site, understood the concept, had a look at all 4 sample flats, and found out about the future plans of Nandan Buildcon Pvt. Ltd., i realized that it's worth to visit Nandan Prospera even if you are not interested in a 3 bhk flat for 60 -70 lakhs.

What's happening at Vilas Javdekar and Associates' Palash 2 and Palash 2i at Wakad near Hinjewadi, Pune?

No EMI till possession if you give Advance Loan Disbursement (ADF)!

In July 2008 Vilas Javdekar and Associates launched their "Green Umbrella" offer for Palash 2.0. In September 2008 they launched compact flats in Palash 2i with the same offer.

On my blogs, Ravi Karandeekar's Pune Real Estate Blog and Ravi Karandeekar's Pune Real Estate Market News Blog, we had "hot discussion" on this offer. Main objection to this offer was - "Is it safe to give Advance Loan Disbursement to the builder?" (Did you read my post "Donate your eyes and get Ray Ban for Free!"?)

Builders gimmicks to avoid price reduction!

Besides "Trust", property rate was also a major concern.

If you remember in March 2008, we had just started talking about "Pune Real Estate Slow Down".

Promoters and Builders Association of Pune (PBAP) has warned property buyers about impending rise in the property rates in Pune real estate market.

Mont Vert has just launched "compact homes at Seville in Wakad" and tried to break the "price barrier".

These marketing initiatives were called as "builders' gimmicks" to avoid price reduction and trick the Pune property buyer to book the flat.

These "exclusive offers" were nothing but a disappointment for the first time home buyer working in Hinjewadi who was eagerly expecting overly inflated property prices to come down.

RBI and Finance Ministry joins builders to tempt the property buyers!

However, we all know that "Green Umbrella" offer of Palash 2.0 and Palash 2i got a good response.

Many more builders in Wakad (compact flats at SuCasa!) and even in Hadapsar (Runwal Seagull!) tried this type of an offer, launched "compact homes" and it became a new trend in Pune real estate market.

Not only in Chakan (Sara City), even in Balewadi (Amit's Astonia) and Kharadi (Gera's Park View 1) "compact budget flats" were launched.

Global financial crises and RBI stimulated low home loan interest rates and tried to add some attraction to these affordable homes.

How Palash at Wakad is utilizing your ADF?

But what is happening at Palash 2 and Palash 2i who were among the first to start this "trend"?

Was it worth to take a risk of giving ADF to the builder?

Can a real estate investor offer "Rent Today Own Tomorrow" scheme to sell his flat or a row house and retire from depreciating Pune property market?

Even one can insist on renting the property only if it comes with the buy tomorrow option!

While looking at newest "Rent Properties classifieds Pune" on Quikr, i found some interesting properties available for renting in Wakad, Baner, Balewadi, Bavdhan and on Paud Road in Kothrud. For example:

1) Five Garden / Wakad 4BHK Row House for Rent - Pune - Rent: Rs. 22,000/-

2) 3 BHK in Balewadi - Hinjewadi 10 min - Brand New on 7th Floor - Pune - Rent Rs. 15,000/-

3) 2 BHK new flat on rent in Bandhan, close to Chandni Chowk. - Pune - Rent Rs. 13,000/-

4) 2 BHK new flat on rent in Baner road. - Pune Rent - Rs. 11,000/-

5) rental 1 bhlk furnished in kothrud area - Pune - Rent Rs. 8,500/-

Dealing with global economic uncertainty and recession:

I look at Mont Vert's "Rent Today Own Tomorrow" as a solution to deal with job uncertainty and bust of booming real estate market in Pune. Now, considering the response Mont Vert has received, i am very much convinced that this can be a workable solution.

Solution not only for the builder but for the real estate investor who may not get an appreciation, a buyer and expected rent for his 2nd flat which was his major investment. Can he offer "Rent Today Own Tomorrow" to successfully en-cash his investment and retire from the property market, at least in the next 11 months?

In these tough times, instead of just renting and letting your hard earned money go down the drain, can you opt only for the flats which has "Buy Tomorrow" offer? And convert your rent into your down payment and own the same property in the next 11 months when you are little bit comfortable about paying EMI!

What about the property rate?

For "Rent Today Own Tomorrow" offer, generally pricing terms depend upon the trend in real estate market. For example, Donald Trump offered "locked in property price at today's property rate" for Trump Plaza because in November 2007, real estate prices were rising.

Now, we all agree that property rates in Pune are going to go down more in 2009. So both of you, real estate investor and the property buyer, can work out on a reasonable property rate and go for mutually agreed property rate or opt for Mont Vert's Rent Today Own Tomorrow style "property rate at the time of purchase" term.

Since, both of you are perfect gentlemen and don't belong to the builder community, you can be sure about "transparency", "fair price", "ethics" and guess how low property rates can go accurately. Right?

Considering that offer comes form, not a builder but form a real estate investor, mostly IT professional like you, you may look at the "Rent Today Own Tomorrow" in a different perspective.

Do you think it's a good housing solution for the property buyer and a real estate investor to come out of this recession and uncertainty?

Proactive Mont Vert once again devices plan to deal with uncertain times – launches innovative program for home-buyers

Mont Vert does it once again.

This time Mont Vert has come out with a new offer which they are confident will address the dilemma of all potential home buyers today - whether to buy a home today or to delay the buying decision.

In today’s uncertain economic conditions home-buyers are concerned about their job and business security. And unsure about real estate rates – whether they would fall further and if interest rates would go down any more.

“What we have done is, we have reassessed the market situation from the point of view of the buyers and carried out a survey amongst families whose monthly income is around Rs.50,000 and who is our target audience”, explains Manish Kaneria, Director, Mont Vert.

What this study revealed was indeed interesting and realistic.

A number of families who wanted to buy their own home were in fact staying in rented houses just because they thought that this is not the right time to buy an apartment, as they were not sure whether their jobs would be intact and also they could lose a substantial amount if real estate prices were to correct further.

The greater of the two uncertainties today is the fear of losing jobs, because of the global gloom all around and an air of extreme uncertainty.

These families have also realized that by paying rent they are losing the rent amount forever. It is an added expense for them in an already tough environment.

This is exactly what Mont Vert is looking to address with its new consumer friendly program.

Rent Today Own Tomorrow:

The program that Mont Vert is offering is that they will be having a certain number of apartments which will be ready for possession by the month of May / June ’09.

They would offer these apartments for rent to the potential buyers who are already staying on rent elsewhere.

But the difference is that the rent taken by Mont Vert can be converted into a down payment if they decide to buy the same apartment at any time during the agreement period of 11 months.

If for example, a person who has taken a Mont Vert apartment on rent decides to buy the apartment, say after seven months, then he will pay the prevailing market rate in that particular month.

This also addresses his hope that prices might fall in the near future.

“However”, says Jayant Kaneria, MD, Mont Vert, “the customer is under no obligation to buy the apartment from us at the end of 11 months. He can either choose to move out of the apartment or transfer the entire amount of rent paid by him as a down payment on behalf of a friend or relative who may be interested in buying the apartment”.

So this becomes a win-win situation for him.

‘Rent Today Own Tomorrow’ is the one more example Mont Vert is coming up with an innovative offer which addresses consumer needs.

One might recall that earlier they had launched a project in Wakad, to sell luxurious 2 BHK & 3 BHK apartments for a price tag of Rs.29 lacs and Rs.39 lacs respectively, when prevailing prices were much higher.

This was also done in response to customer feedback and the project was an instant hit, as Mont Vert booked a record number of over 250 apartments in just 3 days.

The program now being announced of Rent Today Own Tomorrow also addresses the need of the potential customer and converts a major expense into an asset and this too, at his/her terms and comfort levels.

Therefore, the hallmark of Mont Vert is to respond to customer needs especially in adverse market situations.

This has always resulted in starting a trend in favor of home buyers.

On purchase, all the rent paid till date would be adjusted against the purchase price of the apartment.

What if you don't want to purchase your rented flat?

Transfer the paid rentals and deposit amount to a friend or relative!

Which means, it is not compulsory to buy Mont Vert's flat.

You are free to trade your "rental savings" with your friend or relative.

You can collect cash from him and use that amount to book a flat in any project, anywhere in the world!

Amit Enterprises' Astonia at Balewadi- 2 bhk flat of 685 sq.ft. carpet area in 25 lakh - is this your dream home?

Can you get more than this at the property rate of Rs. 2,300 per sq.ft.?

Amit Enterprises already has 2 residential projects in Balewadi. Amit's Sapphire Park and Amit's Emerald Park. In these projects property rate, you know, is above Rs. 3,200 per sq.ft. and few flats are still available for booking. Then why Amit launched Astonia in this budget? Is it because in 25 lakh you will buy anything in Balewadi?

On my post on launching of Astonia, on my Ravi Karandeekar's Pune Real Estate Market News Blog, My Anonymous says, "I think the fair price of flats in Balewadi should be around 1800 per sq ft. Anything more than that is expensive given the current economic situation."

What is your take on the property rate of Amit's Astonia? Is Rs. 2,300 per sq.ft. a fair property price? Different rates of Amit's projects shows that Amit Enterprises doesn't associate property rate with location. Do you still consider that location decides the rate?

Vidya Bala warns the property buyers about 'builders strategy' and suggests that if the property rate is not genuinely reduced, considering the current economic situation buyers should negotiate!

Middle class dream!

While we were busy in discussing the rational property rate of Blue Ridge Hinjewadi, on my "Ravi Karandeekar's Pune Real Estate Market News Blog", on 21st and 22nd February Paranjape Schemes officially opened the booking of their 2nd township Forest Trails at Bhugaon.

Launching of 140 acre bungalow township in this recession was a shock to those who were not aware about this upcoming attraction of Paranjape Schemes. But those who had visited their website www.pscl.in , at least ones in the last six months, knew about these 200 world class bungalows.

Yes, you are right, around 40 bungalows, costing above 1.25 croer, were already booked, before the project was launched. What may have happened in this 2 day event is any body's guess.

Unfortunately, I was not keeping well, so i couldn't visit Forest Trails. Compulsory rest at home was making me more restless. Advertising on Radio City was telling me that i am missing a big event. Event of feeling good and hopeful about better life.

However, my friend visited the event. His reactions and comments only made me more curious. He said "Forest Trails is a middle class dream!" When i asked him to explain, he said, "To understand this i have to visit the site. Who can say "no" to these bungalows?" When i asked him "Did you feel like booking?" He said, "Ravi, do you think i belong to middle class?"

What is your take on "Forest Trails"?

I have realized that i have become a hostage of over protective Doctor and a cynical friend. Only you can tell me the truth. Only you can free me from the gloom and doom of recession. Ekta Worldville, Hinjewadi phase 1 - the ultimate refuge for those IT professionals who are feeling sleepy because of over eating lunch

Walk to Site Office:

When I reached Hinjewadi it was a lunch time.
So, i went to Ekta Worldville.
Kirti had a client with her.
Hoping she would finish him off in a few minutes, i took a chair.
Had a glass of water.
Browsed through the brochure.
Visited the sample flat.
Took some photographs.
When Kirti took her clients to watch the film, i joined them.
In the semi-dark room, i asked Kirti, "What's in the lunchbox?"
She gave me a chewing gum and said, "Lunch times are busy"
I could not see her face but her teeth were bright white.

Pune Real Estate Jigsaw Puzzles:

I do not know why, but i was trying to connect a few things. May be because of habit. Bad habit! Do you know, I have compared two residential projects. Kumar Properties' Megapolis vs. Blue Ridge! Some times, i have quized myself. Is Supreme Pallacio an option or a competition to Gera's Regent Park? Whatever may be the conclusion, for sure, i had always enjoyed the exercise! But this time, when i connected few things, the conclusion was quite scary!

World Financial Crisis:

Before, i go ahead, i have to tell you what was at the back of my mind. Besides this blog, Ravi Karandeekar's Pune Real Estate Blog, on residential projects near Hinjewadi, i have 1) Ravi Karandeekar's Pune Real Estate Market News Blog and 2) Ravi Karandeekar's Pune Real Estate Investment Blog. For a while, on these blogs i was blogging more about Pune real estate slowdown and exclusive (and attractive !) offers but all of a sudden, world financial crisis, recession and depression became major issues.

Fear of Realty:

Not only me, all of us were more concerned with the fundamental issues about the economy. Most of the property buyers who called me on my mobile (91 98600 44110) did not want to talk about home loan interest rates or property prices. But they were asking tough questions like "Should i sell off my flat at Balewadi and move in the rented apartment?" or "Should i cancel the booking and wait for a few more months?" I do not mind, in fact, i enjoy being used as a sounding board, so many times we talk more than customary limit of 8 minutes!

Chasing An American Illusion!:

Out of the few things i was trying to connect, one is this type of conversation i had with the caller from New Jersey, USA. He wanted to talk about his booking at Paranjape Schemes' Crystal Garden on Baner Pashan link road. After three - four years, he may return to India and settle down in Pune, he said.
Since, he had so much time on his hand, i asked him, "why didn't you book a flat in Paranjape Schemes' Blue Ridge at Hinjewadi?"
"Your wife could have gone for shopping at 2 o'clock, watched the movie at 3 o'clock and you would have enjoyed kayaking!"
On this, for the first time, he started speaking in Marathi. He said, "I am pakka Punekar, from Kothrud and I do not believe in chasing American illusion."
"American illusion! What's this? I have only heard about 'American Dream'," I asked him. He tried to explain but i did not understand what exactly he was saying.

Anti-Americanism:

After the phone call, as i always do, i Googled 'American illusion'. What i saw on the first page of Google gave me some idea about Bush Administration, American ventures of greed and control, Wall Street and War Racket, how foreign students are scammed in US and how (in 1942!) Americans learned their lesson at Battan. However, it didn't give me any clue about the relationship between a 3 bhk flat at Crystal Garden on Pashan Baner link road, Blue Ridge Hinjewadi and American illusion. So, i just stopped bothering myself and said to myself 'nice to know one more Anti-American' and closed the topic.

Saving capitalism.....!

Today, for the first time, i visited the website of The Sunday Indian and read Arindam Chaudhuri's editorial "Saving capitalism… from the stupid capitalists!" In his editorial, Arindam claims that his three theories - ‘Happy Capitalism’, ‘Survival of the Weakest’ and ‘Trickle-Up theory' - can save the capitalism from the stupids of Wall Street. Though it sounds too poetic, I do not want to question whether Arindam's theories will be able to save capitalism or not because i have not not read his book “The Great Indian Dream”.

Illusion and Exploitation:

While explaining the reason of current crash in the US financial system, Arindam says, this disaster is not 'an incident in isolation' and at the same time, 'it is not a cyclical trend that would soon get mitigated with time'. After reading the article, my impression was, "creating American illusion and exploiting the weak economies" is a well-rehearsed and successful strategy of Wall Street to milk the economies of their profits! Besides the latest name of US, the Arindam lists include Asian Tigers - like Indonesia, Malaysia, Thailand, and South Korea - along with Japan, and south American countries like Mexico and Argentina! All these economies were lured by the illusion created by Wall Street and exploited to such an extend that most of them took years to recover and many, like Japan, never recovered at all!

Indian Tragedy:

Like Arindam, i was not interested in theoretical discussion about good capitalism and bad capitalism. My interest was Pune real estate. Did the man from New Jersey mean that Blue Ridge is nothing more than American illusion? Then what about "Indian growth story", "Fastest growing economy in the world", "Beating China", "12% Growth Rate" "Foreign Direct Investment in Indian Real Estate" "Special Township Act and SEZ"? All these concepts were not more than just illusions to compel us to open the coffers of Indian economy to Wall Street Bosses? For me, it was difficult to accept that we all have been taken for a ride! But today when i see the falling sensex and the cash crunch, like every Indian, i wonder "So, where is the money?"

Living a Lie:

I do not want to regain my consciousness and face the reality. I do not want to accept that Pashan Baner link road in Pune Municipal Corporation is the reality. I do not want to give up the dream of becoming the world citizen without leaving Pune. I do not want to stop dreaming about changing the way i live. I want to keep on dreaming about going for kayaking!

2 bhk flat at Wakad - 29 lakhs onwards:

It was Friday, May 16, 2008, Mont Vert opened the bookings of Seville and within 5 hours more than 50 flats were booked. Nobody expected this to happen. Because nobody thought that compact 2 bhk flats starting from Rs.29 lakhs could be the solution to Pune real estate slow down.

If you see my review of Seville, i was quite sarcastic about the hole affair. First, i did not like the fact that Mont Vert Homes was "entering" into low budget compact flats. Mont Vert should focus on it's niche of "up-market-quality-homes" because in the east side of Pune real estate market, particularly near Hinjewadi, there are very few builders who can build quality homes, i believed.

Second reason was the budget! Starting from 29 lakhs was not exactly "affordable" budget. Because, i knew for sure, majority IT professional had a budget in the range of 20 to 25 lakhs. This segment in the first place fueled the real estate boom, but was thrown out of Pune real estate market. If "Rs.29 lakh for 2 bhk flat" becomes the benchmark then, even in the slow down, it would be very difficult for this segment to get a flat in the developed area of Pune and Pimpri Chinchwad, i thought.

Topaz Park, Palash 2 and now even SuCasa!

Topaz Park, part of Park Street, size wise one of the big project at Wakad, has already managed to bring down the budget of it's compact flats. Now at Topaz Park 2 bhk flat fits in the budget of 29.9 lakhs and 3 bhk flat in 38.3 lakhs.

Under the "The Green Umbrella Offer", Vilas Javdekar and Associates successfully sold out all spacious 2 bhk flats at Palash 2.0 by offering discount in the form of 'No EMI till possession if you give Advance Loan disbursement'. Now, Palash at Wakad has given up the idea of "un-boxed" living and already soft launched 'traditional' compact 2 bhk flats which will fit in the budget of 36 lakhs.!

Now, in the 2nd phase, SuCasa, a residential project at Wakad, which had townhouses with private gardens and penthouses with terraces, is also launching compact 2 bhk flats which, including every thing, fit in the budget of 33 lakhs (approx)!

And Salesable area 924 and 957 sq.ft. on 2nd, 4th and 6th floor. Property rate for 2nd phase of SuCasa is Rs.3,200 per sq.ft. Parking - 1.5 lakh. MSEB charges 75,000. Property rate: big secret!

On 26th July '08 a joint development of Kunal Group and Sancheti Associates' "Venezia at Baner" was launched. Full page English ad, in Marathi newspaper Sakal, talked about everything but the property rate. Obviously, i called and called but could not talk to the sales executive. It means, i was not the only one who was trying to find out the booking rate.

Ultimately, when i could talk, the salesman did not disclose the rate on the phone. I should visit the site to understand the pricing, he insisted.

Special introductory offer:

My desire to have "an aura of happiness to the canvas of my life" (please, do not ask me what it means!) motivated me to visit Venezia...a symbol of my colorful dreams...which has come into existence at Baner, opposite Pashankar Auto, on Mumbai Bangalore highway.

When i saw the glass door of the attached toilet in the sample flat, i became very serious. I went into the flash back when watching my spouse taking a bath used to be my colorful dream and i started to unfold the canvas of my life...I had enough time because the salesman was busy in answering the phone calls and inviting the callers to the site to find out the real estate rates of 2 bhk, 2.5 bhk and 3 bhk luxurious apartments!

"Tell me!" the salesman said to me. Before i could open my mouth, he took the next call. "Tell me!" he said to me when he finished that call. "Shut your phone off" i wanted to say but i said, "You tell me. I am here to hear a special introductory offer!"

"Yes! This special introductory offer is only for today and tomorrow!! What are you looking for?" No, i did not tell him exactly what i was looking for...glass walls!

Special introductory offer for a week!

Next weekend, as expected, i saw the ad of Venezia at Baner in the newspaper. I called the site. Phone was not busy. Salesman took the call before the 4th ring. I told him about my site visit on the day of the launch and the special introductory offer. The salesman, not the earlier "tell me" salesman, but the new salesman said the introductory offer is extended for a week! On this week end i can book at the same rate. He invited me to visit the site with my Mrs!

At that point i realized that, i was avoiding to ask my wife about her colorful dreams!

Reduced number of specifications!

Yesterday, on August 25th, nearly after a month, i called the "tell me" salesman on his mobile. Because when i called the site office of "Venezia at Baner," a lady salesperson took my call. She told me that the property rate is the same. I can refer to the quotation i got when i visited the site on the day of the launch.

"Tell me" salesman said, "Yes, the booking rate is the same." "Rs. 3,400 per sq.ft.?" i asked. He said, "Yes! But a few specifications are changed! We have reduced the number of specifications to keep the introductory property rate!" "For example?" i asked. He said, "Modular kitchen and..... "

But i disconnected the phone. I was disappointed. I was 100 % sure, Kunal Sancheti Associates must have canceled the glass door of the toilet!

Please, tell me about the negotiations and discounts!

Tell me, in the comments, did not made a mistake by disconnecting the phone? He, the salesman of "Venezia at Baner," would have offered me a discount if i had visited the site again? What is your experience? Actually, i would like to know, at what property rate bookings are happening in Baner - Balewadi. Please, let me know in the comments.

Palash 2 and Topaz Park were not the only projects to offer the special scheme in Aundh Annex area - Wakad, Pimple Saudagar and Rahatani. There must be quite a few in Balewadi Baner. At Paranjape Schemes' Blue Ridge, Hinjewadi, few flats are available for booking!

Looks like that quite a few people dropped the idea of becoming a world citizen. Today around 25 flats are available for booking at Blue Ridge, Hinjewadi. A township by flagship Infrastructure (P) Ltd. A Paranjape Schemes' Venture.

Property Rate:

At launch, on Saturday, October 27, 2007, booking rate of Blue Ridge was Rs. 3,200. Toady, property rate is Rs. 3,500 per sq.ft. for 1st to 7th floor. After that there is Rs. 20 floor rise per floor up to 20th floor. Real estate rate for 21st to 25th floor is Rs. 4,200 per sq.ft.

All types of flats:

2 bhk, 3 bhk, 4 bhk and 5 bhk, all types of flats are available. In tower 2 (2 flats), 5 (3 flats), 6 (4 flats), 9 and 11(9 flats each) and 14. Quantity is not much but looks like that you have some choice.

2 bhk and 3 bhk flats in Tower 2, 5 and 6:

In the Tower 2, 5 and 6, there are 4 flats on each floor. 2 flats each of 2 bhk ( Carpet Area 1,036 sq.ft. ) and 3 bhk ( Carpet Area. 1,325 sq.ft. ). Saleable area of 2 bhk is 1335 sq.ft. and 3 bhk is 1730 sq.ft. If you visit the website you can see the floor plans and the saleable area statement.

But there is nothing much to see in a 2 bhk or 3 bhk flat. Plans are typical. When i saw the floor plans for the first time, i was disappointed. I was looking at 1975 model of Fiat car, which is used as a taxi in Mumbai, when i was expecting at least Maruti 800. Paranjape Schemes has served "Limited Rice Plate" of Suvarnarekha Dining Hall in 40 piece Bone China set!

2 bhk and 3 bhk Flats in Tower 9 and 11:

In tower 9 and 11, there are 5 flats on each floor. Flat no 1, 4 and 5 are 3 bhk flats. No 2 and 3 are 2 bhk Flats. Generally, we prefer the corner flat but i liked the Flat no.2 more, which is in the middle. It's small (or compact / cozy). Carpet area, as per the brochure, is only 862 sq.ft. And saleable area, as per the website, is 1,141 sq.ft. I liked the layout of the flat. Because of the layout this flat will look like a 'home'. Position of the bedrooms are at two opposite sides of the flat and living, dinning and kitchen is in the middle. This will give some privacy for both bedrooms.

Personally, i do not like the layout of the flat in which private area and public area is divided into two parts. Like you see in the flat number 3, 4, and 5. First reason is, this type of a flat looks like "living quarters" not a 'home'.

Second reason is, in this type of a flat ( flat no 3, 4 and 5 ), all bedrooms are side by side, they share common walls. You do not get any privacy in these bedrooms. Me and my wife are very vocal in the bed and our son sleeps light. We do not want to disturb him, sleeping in the next bedroom. If we had been fond of sleeping in the air conditioned bedroom then, may be, i would not have mind common walls. But, we do not like an A/C in the bedroom. Those of you who enjoy sleeping in the 'sound proof air conditioned bedrooms', i am sure, must be rethinking about it after watching the details of unfortunate Arushi Murder Case of Noida, India.

However, according to the brochure, carpet area of Flat no.3 is 1060 sq.ft. and as per the website saleable area of this 2 bhk flat is 1,361 sq.ft. Whereas, 1,810 is the saleable area of 3 bhk flats, Flat no. 4 and 5, whose carpet area, as per the brochure, is 1,393.

Flat no. 1 is the most unique design i have ever seen. My son, for sure, will like it. In this flat, his girl friends do not have to face us even for couple of minutes before going to his bedroom. Straight away he can take them to his bedroom because we will be sitting in the living room which is not at the entrance of the flat but at the far end. Carpet area of this unique flat is 1,451, as per the brochure. Website says saleable area is 1,814 sq.ft.

Terms of Payment:

Booking amount is Rs. 1 lakh. Within 10 days from the booking you have to pay 10% of the agreement value. Agreement will be done in a couple of months from now. At the time of the agreement, depending upon your flat you will have to pay around 3 to 5 lakhs.

Compare Megapolis and Blue Ridge:

Someone has told me in the comments to compare Kumar Properties' Megapolis and Paranjape Schemes' Blue Ridge. Sure, i would like to, only if i could get the details. Which are little difficult to get.

Here whatever comments i have made are my professional expectations. I believe in certain fundamental features should be there in any floor plan. At the same time, there should be enough scope for the home maker's life style in the planning.

Review of Mont Vert Seville, Wakad - 2 and 3 BHK luxurious flats at an affordable price starting from Rs. 29 lakhs

It is all about not cutting corners, just the price:

For a while, Mont Vert is trying to brand it's flats as a "Resort Homes". Even they had appointed Remo Fernandes, a Pioneer and Exponent of Indian Pop, Rock, Socio-Political Protest, Fusion, Bollywood, Chill-out and Meditative Music in Goa, as a celebrity brand ambassador for their "Mont Vert Tropez" at Wakad.

Mont Vert has stopped using the brand ambassador, which was rated 5/10 on Top Celebrity Branded Real Estate Projects in India, but not the concept of "Resort Homes" and "a resort like ambiance complete with water bodies, exotic landscaping".

Mont Vert claims to develop same in "Mont Vert Seville". Good thing is you can visit Mont Vert Tropez and check! The layout of the project, for me, does not look like a resort. It's typical.

If you discount the resort type of a ambiance, then what is left is - designer tiles, stylish glass shower cubicle with a massage jet, French windows! I think they realized this. And to look property price attractive, added 25 years free membership to Club 29, an exclusive lifestyle Club.

Amenities and Specifications:

Mont Vert does not believe in Specifications. They have a list of Amenities - Internal Amenities and External Amenities. It's usual list. I do not say this. Mont Vert has said shower cubicle and massage jet are the only unique specifications in the flat.

But remember, the French Windows are in the dinning and kitchen only. They are for better view and ventilation, that's good. But what about the resort like ambiance? I was expecting French Windows in Living and Bedrooms too. If something like this comes to your mind, do what i did. See the elevation of Mont Vert Seville!

PCMC and Banks' Approvals:

Most impressive feature of the floor plans is - PCMC' Plan approval and work commencement certificate number: BP / Wakad / 20 / 08 Dated 25/02/2008

It also tell us the vision of the builder Mr. Jayant Kaneria. Considering plan approval and work commencement certificate 'process' takes a month or two, these plans were designed in the second half of 2007. It means an year ago,in 2007, Mont Vert knew what would be the property rates in May 2008. And since 2007, they were trying their best to break the upcoming price barrier in Pune real estate market! Mont Vert (Seville) shatters real estate price barrier

Project is approved by Private Sector Banks. ICICI, HDFC and Kotak Mahindra. APF Numbers are given on the website.

It is all about just the price:

What is not there is the property rate and the quotation of the flat. Mr. Mont Vert, isn't property rate your selling point? Look what Kumar Properties' Megapolis has done. Real estate price is there on the website.

Are Resort Homes like this?

Mont Vert Seville Floor Plan

Sorry, i haven't been to any resort so i don't have any idea about resort homes. But i know, some thinking is involved in the planning. This thinking is the concept of the project.But at Mont Vert Seville, sorry, i didn't find any. Of course, i do not mean to say there isn't any concept. It must be there. But i was looking for something more than fitting maximum flats in the FSI on hand. If you could find even a glimpse of "strategic planning and smart techniques", please let me know in the comments.

I think, now, i should let you choose your flat. Mont Vert Seville has 12 story 8 buildings. I couldn't count exact number of flats. No wonder, number of buildings, flats or size of the project is not mentioned on the website. Actually, there is no exact description of the project. What is described on the website is not there in the planning!

Mont Vert Seville known that Wakad is 3 Kms from Hinjewadi IT Park. But do they know, i wonder, what IT stands for? I have heard, Mont Vert is weak in abbreviations, acronyms and initialisms!
